Leicester (Beaumont Leys) 2 bed terrace

The owners had their heart set on a new property, and this one had become a burden. Why?

Because it was in desperate need of modernising (just cosmetic stuff) and ordinary first time buyers were getting turned off. The property was also very dark and poorly lit throughout.

The seller’s of this property became very motivated after the owner of their new property became fed up with their delays and threatened to sell it to somebody else.

An advert I placed in my local paper, using my proven marketing techniques attracted the seller's to initially give me a call. I raced over to the property and made them a cash offer of £52,000.

I partnered with a private investor from London and picked it up using none of my own money. I had it painted, re-carpeted and cleaned before getting a mortgage valuation from the bank for £70,000.

Birmingham (Marston Green) 2 bed flat

The theme on this one is very similar to the last deal. This time the seller had found her dream home in Scotland and needed to sell this one to buy the one in Scotland. She found my website through advertising that I place on the search engines. She filled in the online form, which automatically came straight through to me.

I admired this seller because she knew the game I was playing. She knew I was getting a good deal and even made a point of telling me several times during our negotiations that she was practically giving it away - I liked that .

We spent a lot of time negotiating over the price. She rejected me flat out when I initially offered £70,000. She wanted £85,000. As with all rejected offers, I wished her luck and played the waiting game.

She came back to me a few weeks later when the agents failed to find a fast buyer and that's when we did the deal.

I raised the money from private investors to purchase this one for cash. The mortgage surveyor who happened to be a local landlord himself, commented on the excellent price I'd managed to get which put a smile on my face

Inevitably, he asked me how I found it. I mumbled something about 'contacts' and moved onto another subject ­ he had no idea I'd found it using my Internet bargain property finding system!

Birmingham (Halesowen) 2 bed flat

This deal came to me via my desperate seller finding website. She had spotted an online advertisement, clicked through to my site, filled in a form on the website and then that form immediately came through to me via email. I gave her a call right away.

The seller was expecting a baby and she had outgrown this flat. It needed modernising (she knew that it needed work) and she wanted a quick sale so she could move to a new place before the birth.

She had already had offers from other "cash buying property companies" but interestingly she took mine over all the others - even though my offer turned out to be lower.

This is why it is really important to pay motivated sellers special attention when you meet with them. People generally prefer to work with people they like and trust to perform and not (as you'd expect) just those who promise them the most money.

Birmingham (Handsworth) 3 bed terrace

This one is a bit of a long story . . .

The seller found me through my Internet website and filled in my online form. My website immediately emailed the form to me. Within an hour, we were on the phone discussing the property.

The seller needed the money to pay off her mounting debts and also purchase a new car. She had not put the property on with an agent. I realised why, when I visited the property personally and saw how much rubbish she had packed into the place. . .

There was even an 8 month old meat casserole she had cooked and then left in a cupboard to rot. I knew from the condition of the property, her desperation to sell and the price she wanted, that this was a fantastic deal.

In this business, it pays not too ask too many questions when you have a great deal staring you in the face. I had an investor from London make the trip down a few days after my viewing and we picked it up.

Within a few months I'd mortgaged the property and acquired it without using any of my own money.

Kettering 3 bed terrace

The seller contacted me through a friendly estate agent that I had been getting to know via letters and postcards as well as a few personal visits made to her office. My persistence eventually paid off with this cracking little deal.

The seller's mother needed to move back to Russia very quickly and she needed a fast hassle-free sale. The property had recently been completely redecorated so it was simply a case of placing an advert in the local paper and getting a tenant in, which I did within a couple of weeks.

I remortgaged the property for 85% of its true market value (which happened to be a lot more than price I paid for it) with a different bank to effectively own it without having put any of my own money in. This is because 85% of the true market value is £72,250, which is more than the price I paid in the first place.

Northampton (City Centre) new build development of 24 apartments

This is the biggest deal to come out of my Internet bargain property finding system.

The deal came to me through an estate agent in Northampton who I had been sending leaflets to using specially written letters that I use to drive traffic to my website.

This type of question is especially common among regular users of the Internet (I know because I ask myself this about other companies all the time).

Therefore, a well-designed web site will give you masses and masses of CREDIBILTY !

Credibility is what makes people take you seriously, trust you and want to sell their property to you for less than its true market price.

It's really hard to name a successful business that operates without some kind of web presence. How many can you name off the top of your head right now?

I can't name a single one.

With this observation in mind, does it not make sense for you to spend a little time creating some kind of web presence for yourself?

Of Course It Does!

But remember, a poorly presented or ill thought out website will do you much more harm than good. Hire a professional web designer (with internet sales experience) to design the site for you. . .

Why do I need someone with Internet sales experience?

Experienced sales and marketing professionals clearly understand how to make money by generating desperate seller leads ­ arty website designer's intent on making their creative mark on your website do not.

Normal web designers are specialists in making your web site look nice and getting flashy graphics spinning around on the screen ­ these attributes (although pleasing to the eye) will not find you desperate sellers of bargain properties!

Sound Sales And Internet Marketing Techniques Will

As you can tell, I really want to drill into your mind the importance of using only those people that know how to sell and not how to design fancy looking websites that look and even sound great, but fail to achieve your websites primary objective of generating leads from desperate sellers of bargain properties.

The primary aim of your website is this:

If 100 people visit my website today, I want to end up with as close to 100 good motivated seller leads as possible

This means that you must get desperate sellers visiting your website ­ don't worry I will reveal all as we work our way through this special report. . .

Oh and don't forget, your Internet generated leads are just forms that have been filled out by motivated sellers when they visit your site. Here are some examples of leads that have been generated through my Internet desperate seller finding systems:

These forms will then be automatically emailed to you when the sellers fill them in so that the whole lead generation process becomes completely automated.

What do these forms need to look like and what questions should I ask the motivated seller to answer on the form?

The best way for me to explain the part these forms play is via a flow chart. Let's look at the way in which somebody should arrive at your website with an explanation of what needs to happen next;

Desperate sellers hear about your website through innovative marketing techniques (both online and offline ­ I'll come to these)

Upon arriving at your website, desperate sellers will enter their name and email address into a box for a free report. As soon as they have requested the free report, they are sent straight to your Form 1 (see below) this is a separate page.

The name and email address of the seller is immediately recorded in your database and the motivated sellers are automatically subscribed to your autoresponder - the autoresponder is an Internet program that automatically starts emailing all the desperate sellers on your database.

If the seller fills in the Form 1, it is immediately emailed to you as a fresh lead and the autoresponder automatically stops emailing that person. However if the Form 1 is not filled in. . .

The autoresponder series sends a series of emails to the homeowner. This autoresponder series should last for around 4 weeks.

The autoresponder contains a direct link to the Form 1 on your website so that the motivated seller can go straight from the autoresponder message to the Form 1 to give you their name, address and details about their situation to generate a lead for you.

The purpose of this step is to create trust and credibility to bring back sellers who were not confident enough to give you their details before ­ this is known as follow up.

13 Before we get too carried away, let's look at the questions that you need to ask on your Form 1.

Remember: This is the form that desperate sellers will fill out on your website. A completed Form 1 is a lead that you follow up in your own time as and when you're ready to do deals with desperate sellers of bargain properties.

Form 1 Questions

The purpose of the Form 1 is to offer you a very quick overview of the deal. By looking at the Form 1, my lead qualification staff can usually tell within seconds whether the lead is worth following up on.

How?

They Look For A Certain Level Of Desperation

The questions on the form are designed to assess desperation.

So for example, somebody needing to sell a brand new 5 bed detached house within 6 months because he wants to cash in at the top of the market will not be of much use to you since there isn't enough desperation in the situation.

Somebody looking to sell a 1 bed flat within 1 month needing cosmetic work situated in a good rental area because she needs to clear some debts quickly will obviously be worth following up. . .

The beauty of this lead generation process is the fact that the process can be completely automated. . .

Motivated sellers can be sent to your website, your autoresponder kicks in and Form 1's are filled in. If some people on your database do not fill in the Form 1, your autoresponder will have been set to remind them until they do (completely automated follow up).

The Only `Work' You Should Be Doing Is Picking Up The Phone And Calling Desperate Sellers Of Bargain Properties!

There are many ways in which you can automate your website.

One of the best is most certainly via the use of an autoresponder (AR) which I touched on briefly earlier. An AR is a series of emails that have been pre-written and placed in a queue.

When somebody fills in a form, the AR is triggered and the person receives the series of emails in the chosen increments (i.e. part 1 instantly, part 2 after 3 days, part 3 after 5 days etc).

The autoresponder will even personalise the emails it sends out by automatically including the name and email address of the person that requested the free mini course!

For example, I could use the following line of text in my AR;

"Hi <$firstname$> how are you?"

The <$firstname$> section will be replaced with the first name of the person requesting the free report to personalise the report, so you end up with "Hi John how are you?" or "Hi Susan how are you?" and so on for all the people on your mailing list.

Therefore, I have achieved the ultimate level of automation and you will too if you utilise the immense power of AR's in your website. A good AR system that I have used for my Internet businesses is:

If your web designer knows what she is doing, she can design a custom made AR series for you but you will need to check that your web hosting provider allows something called "CRON jobs" ­ please check with your web designer for more information on creating your own AR's.

How Do I Get My Website Up And Running?

Ok, that's the automation bit covered, let's go through the website itself and how it ends up automatically generating masses of bargain property leads for you. . .

To get a website up and running is a fairly simple and painless process when you know a little about the Internet. There are 3 essential components to a website;

  1. A domain name (think of a house address)
  2. Hosting (a plot of cyber land on which to build your house)
  3. Content (the actual house and its contents)

Firstly you will need to register a domain name. You will have to think of a domain name that you want to use for your property business and especially one that is relevant to what you are doing.

Try to keep it as short and memorable as possible because long domain names are hard to remember and they take up more space on your advertising material. Another tip is to stick to .com's rather than .co.uk or .net domains because .com domains are easier to remember and carry far more credibility.

There are many companies that provide a domain name registration service ­ try a search on http://www.google.co.uk. Alternatively try the people that I use for my websites: www.godaddy.com

Once you have a domain name (keep it as short as possible so that it fits neatly into your advertising and is easy to recall) you will need to get it hosted. Hosting is a simple enough process, which your domain name provider can sometimes provide for you.

If they do not, please contact me and I will put you in touch with some good web hosting companies.

It is normal to pay for only 1 or 2 years of hosting, allowing you to renew after the initial hosting period ends. Don't worry, your hosting provider will normally email you in good time to remind you that your hosting period is coming to an end.

The hosting provider/s will almost always offer a number of different packages to choose from, which commonly come with some or all of the following;

Your web designer should be able to help you navigate the various options depending upon your needs. The main thing to remember is that you will not need every single option if you're looking to create a simple 1 or 2 page website ­ just stick to the basic options for now.

What Do I Do Once My New Domain Name Has Been Registered And The Web Hosting Is Set Up?

Once the hosting has been sorted, you need to decide what you are going to put on your website. Your visitors will visit your "home page" first, so this is the page you need to think about first.

Before I tell you how you must develop the rest of your website, I want to let you in on a little secret. . . This is the secret that has contributed greatly to my success as an online bargain property marketer. . . And here it is. . .

Always Use A One Page Preferred Action Homepage!

Huh?

Ok, here is an explanation of my secret. . .

Throughout all of my Internet businesses, I use a homepage that works hard to achieve one thing ­ my most preferred action, and nothing else.

In the case of attracting motivated sellers, my preferred action on the homepage is to get the motivated seller to leave his or her name and email address.

Why?

Because there is no point in driving desperate sellers to my website if. . .

I Have No Way Of Knowing Who They Are Or Getting In Touch With Them Again!

That is why I have taken the trouble to offer something free to visitors to ensure they leave their name and email address!

As soon as the visitor has requested a free report (by entering her name and email address into a form) the free report is instantly emailed to her via the AR and she is sent straight through to my detailed Form 1 to fill in all the details relevant to her property.

If she fills this in and presses submit, then that's it ­ I have the lead. If she does not, then the free report is a subtle sales tool which explains the benefits to her of coming back to my website and filling in this detailed Form 1 (to generate the lead).

This allows my AR system to kick into action to automatically and gently persuade any motivated sellers that have failed to fill out my lead generation form to return to my website and fill it out.

How Do I Know Who To Trust When Getting My Website Designed?

If somebody tries to tell you that you should have a number of different, randomly placed options on your home page like links to lots of other places and banners everywhere, slap the amateur, clasp your hand over your wallet and run like hell because I can guarantee this person does not know anything about making money with the Internet.

My reasoning is very simple indeed and you should read and re-read the following paragraph several times. . .

If you have paid good money for somebody to take the trouble to stop whatever they were doing, connect to the Internet and look at your site, then you should concentrate on achieving whatever it is that you paid for - in our case generating leads from desperate sellers.

Why would you want to give your valuable visitors the chance to meander around the site looking at things that are not relevant before leaving your site never to return!?

If I owned a website selling diamond encrusted watches for example, I would make damn sure to offer each and every visitor something to encourage that person to leave me their name and contact details?

Why would I want to do that?

Well, I know that each and every person that visits that site has already pre- qualified themselves as somebody in the market to possibly buy something to do with diamonds.

Obviously, not all of the visitors will buy today because some will buy later and others will never buy so I need some way of reminding the interested purchasers to return to my store when they are ready to purchase something.

I can also do very well out of simply keeping in touch with my prospects to build trust and credibility so that they have a much better chance of coming back to me and not a competitor when they are ready to do business.

This is why hotels, retailers, banks, petrol stations and every other savvy business has a loyalty card scheme ­ to encourage you to return to do business with them and not their competitors!

Loyalty cards also allow the businesses to gather valuable data about their customers, which they can use to improve their advertising and marketing to bring in new customers.

So please remember, use a one-page homepage to get the name and email address of as many motivated sellers visiting your site as possible.

Then, make sure that you use a reliable AR system to remind those visitors who have left their name and email address, but haven't yet filled in your detailed Form 1 to generate a lead, to do so as soon as possible. . .

Following on from the techniques I have just revealed to you, you will need a place where you can capture the name and email address of potentially motivated sellers.

To capture the names of motivated sellers use a simple form that automatically emails their details to you when they have filled it in and clicked the button to send the information (your web designer should be able to sort this out for you).

Alternatively, search www.google.com for "HTML forms" or a similar phrase to find websites offering the html for free.

You may need to employ a web designer if you are unfamiliar with the intricacies of HTML and PHP, although you should be able to put most of the site together using a piece of software called Microsoft Frontpage.

There are many websites out there that will help you learn how to use this software - it can be easily mastered within a matter of weeks if you know your way around Microsoft Office.

Why Should My Website Be Designed The Way You Have Described In This Report?

As you know, I always offer something free to capture ONLY the name and email address of the motivated seller as soon as they arrive at the site but you may be asking yourself. . .

Why can't I just get the motivated seller to fill in all their details the first time they arrive at the site (address, reason for sale, price wanted etc?) Why bother to capture just their name and email address and not everything else in one go?

There are 2 reasons for this:

  1. Few people will have the time or inclination to fill out a long winded form when they first come to your website because they will not know anything about you. You WILL turn a lot of people off and they will leave never to return to your site. By getting the simple name and email address details initially, your autoresponder will be able to FOLLOW UP on all the motivated sellers that have yet to fill in the main form.
  2. The free report or mini course acts as a subtle sales tool to get the motivated seller interested in returning to leave their full contact details to generate a lead for you. In other words, the free report builds credibility and trust over time, which is something you can never achieve in one or two minutes when people initially visit your website.

Once you have your website looking the way you want, upload it to your server using an ftp program. I use an excellent program called `LeechFTP' that you can find if you search in www.google.com for it.

Let's summarise this section with my 14 golden rules to creating a successful desperate seller finding website:

  1. Use an attention grabbing headline that almost `forces' highly motivated sellers to keep reading your website. . .
  2. Capture the details of people coming to the site. . .
  3. Avoid fancy graphics or animations ­ only your web designer will make money out of a `fancy' or complicated web site. . .
  4. Make it very easy for interested people to get in touch with you but don't allow timewasters to waste your valuable time. Automate the qualification process fully (use autoresponders) and make sure that you only end up speaking with highly motivated sellers. . .
  5. Make the website very easy to navigate - my websites almost always consist of only 1 - 3 pages because that's all you need if you know what you are doing. . .
  6. Don't put links to other websites all over your homepage! Why would you drive motivated sellers to your site if when they get there, they click on a link to another site and never to return to yours?
  7. Use pay per click search engines and offline media (newspapers, magazines, yellow pages, radio, leaflets, business cards, postcards) to drive desperate sellers to your website. . .
  8. Visit your site regularly to check that everything is in good working order. Occasionally, things will go wrong and you will not be aware of the problem unless somebody takes the time to write you an email informing you of the problem. . .
  9. Include your picture and some audio from you to greet your visitors. A clear colour headshot picture along with a short audio greeting message will add tonnes of credibility to build trust and ultimately generate you many more desperate seller's leads. . .
  10. Include genuine testimonials from credible people and the contact details of the testimonial giver if possible. . .
  11. Write your signature in blue ink and upload it to the bottom of the copy on your homepage. . .
  12. Use autoresponders to automate your marketing communications with motivated sellers
  13. If somebody offers to help you find good deals using the Internet make sure that person is an experienced bargain property marketer who follows the basics outlined in this special report. . .
